Here’s a dad’s-eye view of what to look for in a home with a baby—based on real life, not Pinterest.
1. The Man Cave (Mental Health Preservation Unit)
No one tells you this one… but it’s critical.
You’re about to lose:
- control of the TV
- quiet time
- and any say in what’s on Netflix
You don’t need a full basement (this is Florida ), but you DO need:
- a corner
- a chair
- a space that’s yours
Call it what you want… but it matters.
2. Pool or Community Pool = Future Bonding HQ
Right now? It’s just water.
Fast forward a couple years:
- swimming lessons
- weekend splash time
- kids bringing friends over
A pool becomes:
memory-making central
If not your own, at least a community with one.
3. Safety (Because Kids Are Tiny Chaos Machines)
Kids will:
- stick fingers in outlets
- climb things that shouldn’t be climbed
- dig where they shouldn’t dig
Look for:
- safe layouts (not a million hazards)
- space to baby-proof easily
- neighborhoods where kids can actually be kids
You don’t need perfect… but you need manageable.
4. 84 Bathrooms (Minimum)
Before kids:
“We’re fine with one and a half baths.”
After kids:
“Why is every bathroom occupied and none of them usable?”
Real talk:
- more bathrooms = less stress
- double vanities = underrated
- guest bath = now survival tool
You will never say:
“We have too many bathrooms.”
5. A TRUE Extra Bedroom (Not a Fake One)
That “office/guest room/storage unit”?
Yeah… it’s gone.
Now it’s:
- nursery
- changing station
- laundry overflow
- command center
Make sure it’s actually usable space—not just technically a bedroom.
6. A Layout That Respects Sleep
Sleep becomes currency.
Things that matter:
- split floor plan
- distance between rooms
- solid doors
Because nothing says “bad day” like:
waking the baby… after you JUST got them down.
7. Garage & Storage (You Will Run Out)
You think you have stuff now?
Wait.
Incoming:
- strollers (plural)
- swings
- boxes from Amazon you don’t remember ordering
Garage space goes from “nice to have” to “critical infrastructure”
8. Yard or Outdoor Space
You may not need it immediately…
But soon:
- crawling
- walking
- running
- chaos
A fenced yard becomes:
- safe play zone
- parent sanity zone
9. Florida Reality Check (Insurance + Flood Zones)
This one matters more than people think.
Especially on the Space Coast:
- insurance costs vary wildly
- flood zones matter
- storms are part of life
Last thing you want with a newborn:
surprise insurance spikes
10. Location Changes Everything
Before:
“Cool house, let’s make it work”
Now:
- commute matters
- schools/daycare proximity matters
- neighborhood matters
Especially near Patrick SFB / Space Coast, not all areas fit every family.
Final Thought
Most guys think:
“We just need another bedroom.”
What you actually need is:
a home that works for the next 3–5 years of your life.
Because once that baby shows up…
You’re not moving again anytime soon
