In today’s evolving real estate landscape, understanding realtor commission rates and real estate agent fees is more important than ever—especially with recent changes stemming from the NAR (National Association of Realtors) settlement. What Are Realtor Commission Rates?

Realtor commission rates typically range between 2% to 3% per side, but here’s the key point: they are 100% negotiable. There’s no fixed industry standard, and rates are determined by the agreement between the agent and their client. These fees are usually paid at closing as part of the final settlement.

For example, if you’re selling a $400,000 home and agree to a 3% listing commission and a 3% buyer agent commission, you would pay $24,000 in total commission. But again, that number is flexible based on the agent, market conditions, and the specifics of the transaction.


Who Pays the Real Estate Agent Fees?

Traditionally, the seller pays the commission for both the listing agent and the buyer’s agent. This is commonly referred to as “cooperating broker compensation.” However, following the NAR settlement, more transparency and flexibility are being emphasized in how fees are disclosed and negotiated.

It’s true—higher-priced homes often have a slightly lower commission rate, while lower-priced homes may have a standard or even slightly higher rate. Why?

Because often, lower-priced properties take just as much (or even more) work to get to the closing table. They may require more negotiation, inspections, repairs, and buyer financing support. The workload doesn’t always scale with price, which is why some agents adjust commission based on time and effort—not just value.


Transparency and Trust: Why I’m Upfront About My Commission
